Ubbink offer a range of insulated and uninsulated flat roof terminals where most extraction systems can be attached with a wide range of spigot sizes to cater to most ducting diameters.
We provide an installation insruction for our OFT's, we are often asked for extra advice on the EPDM roof covering; it should simply adhere the flashing with rubber glue (or similar) also use more EPDM material to flash over, up to the stainless steel section of the collar to ensure fully watertight but not mandatory
There are a number of Ubbink products that can be used to ventilate a flat roof. Due to the complex design of flat roofs, techncial advice should be sought to determine the best ventilation strategy.
Ubbink have a range of flat roof products dependent upon roof covering and roof construction. It is best to seek technical advice to determine the best products and strategy.
The Ubbink OFT ventilators can be retrospectively fitted and follow the same installation to manufacturers' fixing instructions. As the primary roof covering will need to be cut away, it is worth contacting their relevant technical team to determine the best way to re-seal their product to the Ubbink ventilator.
Due to the 25,000mm²/m free area ventilation requirement to comply to BS5250:2021, the OFT2 160mm is the only suitable ventilator for flat roof ventilation. These will need to be spaced at 750mm centres or between each joist space if cross-flow is not apparent.
In accordance with BS5250:2021 the official definition of condensation is the process whereby water condenses from water vapour to liquid water when the temperature of air containing the water vapour drops to, or below, dewpoint'. There is alsop the risk of 'interstitial condensation' which is 'condensation which occurs within or between layers of a construction.
To comply with BS5250:2021, cold flat roofs below 10° required ventilation. This can be achieved uising eaves, abutment for flat roof ventilators. Due to the increased risk of water ingress for flat roof ventilation products, these are designed and tested differently to pitched roof ventilation products and come with a stack to mitigate the risk of water ingress.
BS5250:2021 is the main standard for flat roof ventilation and is aimed at the 'Management of moisture in buildings'.
